1. The Financial Conduct Authority (FCA)

The FCA is the independent watchdog that regulates financial services. This document is designed by the FCA to be given to consumers considering buying certain financial products. You need to read this important document. It explains the service you are being offered and how you will pay for it.

2. Whose products do we offer?


We offer products from a range of insurers for life and critical Illness, family income benefit and income protection.

We only offer products from a limited number of insurers for buildings and contents insurance. Ask us for a list of the insurers that we offer buildings and contents insurance from.


We offer a comprehensive range of mortgages from the whole market but not those only offered by going direct to the lender.

3. Which service will we provide you with?


You will not receive advice or a recommendation from us on life and critical illness, family income protection, buildings and contents, and accident sickness and unemployment insurance. We may ask some questions to narrow down the selection of products that we will provide details on. You will then need to make your own choice about how to proceed.


We will advise and make a recommendation for you after we have assessed your needs.

Alternative Finance Options

Note: If you are looking to increase your borrowing on an existing mortgage then there are a few options available to you, including:

We are required to inform you of the alternative options available to you so that you can consider them against your personal circumstances. We will however provide advice on whether a further advance or second charge regulated mortgage maybe more suitable for you. We will not however provide advice on whether unsecured lending is more suitable but can introduce you to a Lender if you wish to consider this option.

4. What will you have to pay us for our services?


We do not charge a fee for arranging insurance, we are remunerated by commission from the Insurer. You will receive a quotation which will tell you about any all fees/commissions relating to any particular insurance policy.


A fee of no more than £2,095 is normally charged, the actual amount is determined by a number of factors including the complexity of the case and is payable on completion. If the mortgage cannot be completed then no fee will be charged. On successful completion we will also be paid commission by the Lender.

Note: You will receive an European Standardised Information Sheet (ESIS) when considering a particular mortgage, which will tell you about any fees relating to it. It will also include the actual amount of commission we will receive.

5. Who regulates us?

Our permitted business is advising and arranging regulated mortgages contracts and arranging non investment insurance contract

6. What to do if you have a complaint

It is our intention to provide you with a high level of customer service at all times.  If there is an occasion when we do not meet these standards and you wish to register a complaint please contact us by:

If you cannot settle your complaint with us, you may be entitled to refer it to the Financial Ombudsman Service www.financial-ombudsman.org.uk.

7. Are we covered by the Financial Services Compensation Scheme (FSCS)?

We are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This depends on the type of business and the circumstances of the claim.


Insurance advising and arranging is covered for 90% of the claim, without any upper limit.


Mortgage advising and arranging is covered up to a maximum limit of £50,000.
