Q: How quickly can I get my I get my mortgage?

A : Faster than you would imagine. Our aim is to have all mortgages completed as quickly as possible - it's not unusual for mortgages to be completed within 15 days of application. Of course it can take longer but can also be quicker. And the faster you return documents to us, the quicker you will have your mortgage. You can help us to make this happen. 


Q: What will my mortgage cost me?

A : That depends on how much you wish to borrow, over what period you wish to repay and the interest rate which will depend on your personal circumstances.


Q: Is there any charge for my mortgage application?

A : Absolutely none. Applying is FREE.

Q:Why protect my monthly payments with Payment Protection Insurance?

A:Quite simply for peace of mind. Payment protection insurance (PPI) is insurance that pays out a sum of money to help protect you from the financial impact of losing your income if you suffer from an accident or illness or you lose your job. Often this involves the insurance company paying your monthly repayments (or a percentage of them) on your behalf for a fixed period of time.

PPI is optional. You should not be refused a mortgage if you decide not to buy it.

PPI can provide valuable cover against unexpected changes to your financial circumstances but, as with most insurance policies, exclusions and limitations may apply.


Q: Will you contact my employer?

A : We do not automatically contact your employer and would only do so with your consent. If you have pay slips and/or a P60, or other proof of income this will certainly not be necessary. If you do not, we may ask your permission to obtain a brief reference from your employer, simply to confirm your position, length of time in employment and annual salary. We will not reveal any details of your mortgage application, which is completely confidential.


Q:Can I apply for a mortgage if I am self employed with no accounts?

A : Yes. We may even be able to arrange a mortgage if you have only been self employed for a short period of time.


Q: Can I get a mortgage if I have an adverse credit rating?

A : YES you can. Having a poor credit rating does not prevent you from getting a mortgage. You might be considering clearing some or all of any borrowings in order to reduce expensive monthly credit bills wih a more affordable mortgage payment. The majority of our customers do exactly that.


Q: Can I get a mortgage if I have or had County Court Judgements?

A :  YES you can. Having CCJs does not prevent you from obtaining a mortgage. You may also wish to consider clearing some or all of your CCJs with part or all of your mortgage advance.


Q: Can I fix my mortgage interest rate?

A : YES you can. Many of the mortgages we arrange offer a fixed rate period at the beginning of the loan term. We will tell you whether a fixed rate is available on certain plans so that you can decide if one suits your needs. The choice is entirely yours.


Q: What happens if I am unable to make my monthly payment?

A : First and foremost you should notify your lender of the situation as they would much prefer to know beforehand and will usually be as helpful as possible. If you have Payment Protection Insurance you may be covered as these policies usually cover unemployment, sickness or accident. The insurer will explain the terms of your cover to you as well as doing everything possible to help you bring your account back into order. We will be happy to assist you with this.


Q: Is my mortgage application confidential?


A : YES it is. We take pride in our high standards of confidentiality. We are members of the Finance Industry Standards Association (FISA) and are also registered under the Data Protection Act (DPA). We adhere strictly to the FISA confidentiality guideleines and Data Protection Register code.


Your home may be repossessed if you do not keep up repayments on your mortgage. The overall cost for comparison is 8.3% APR variable. The actual rate available will depend on your circumstances. Ask for a personal illustration. APR is variable and based on a usual case. A broker fee between 0 - 3 % will be charged but only on completion.
